Hart van Griffioen: from citizens’ initiative to future-proof urban development plan
What began as a citizens’ initiative for a new community center in the Griffioen district has grown into an ambitious urban development plan: Hart van Griffioen. This project symbolizes the power of collaboration between residents, NOAHH, the City of Middelburg, school organisations and housing corporation. It demonstrates how bottom-up initiatives evolve into meaningful urban development.
From bottom-up initiative to urban development
In 2019, the residents, together with NOAHH, launched the first exploration for a new heart of the neighborhood, starting from a bottom-up initiative. The enthusiasm in the district set a lot in motion: everyone joined in, and it soon became clear that the challenge was larger than just a community center. Schools, the municipality, and a housing corporation quickly became involved.
In 2020, an extensive participation process followed to map out the wishes and priorities of the residents. The conclusions were presented to the city council in 2022. In 2024, the project plan was officially approved, with the ambition to sustainably redevelop approximately 100,000 m² of public space. The plan includes a new community facility with a child center, affordable rental and owner-occupied housing, commercial amenities, green areas, and various meeting places.
Sustainability and social housing
Hart van Griffioen aims to become the most sustainable neighborhood in Zeeland. The plan provides for the construction of approximately 250 homes, one-third of which will be social rental housing, to meet the growing demand in the region. Biobased and sustainable materials from the area will be used, with strong emphasis on energy-efficient construction. The project contributes to the Sustainable Development Goals and strengthens social cohesion within the district.
Participation and collaboration
The plan was created in close collaboration with residents, schools, housing corporations, and other partners. Numerous participation meetings and neighborhood workshops have resulted in a widely supported design that reinforces both the social and physical structure of the district in a future-proof way.
Hart van Griffioen: van burgerinitiatief naar toekomstbestendig stedenbouwkundig plan
Wat begon als een burgerinitiatief voor een nieuw buurthuis in de wijk Griffioen, is uitgegroeid tot een ambitieus stedenbouwkundig plan: Hart van Griffioen. Dit project symboliseert de kracht van samenwerking tussen bewoners, NOAHH, Gemeente Middelburg, scholen en woningcorporatie, en laat zien hoe bottom-up initiatieven kunnen uitgroeien tot betekenisvolle stedelijke ontwikkeling.
Van bottom-up initiatief naar stedenbouwkundige ontwikkeling
In 2019 startten bewoners samen met NOAHH een eerste verkenning voor een nieuw hart van de wijk, vanuit een bottom-up initiatief. Het enthousiasme in de wijk bracht veel in beweging: iedereen deed mee en al snel bleek dat de opgave groter was dan alleen een buurthuis. Ook de scholen, de gemeente en een woningcorporatie sloten aan.
In 2020 volgde een uitgebreid participatietraject om de wensen en aandachtspunten van bewoners in kaart te brengen. De conclusies werden in 2022 aan het college van burgemeester en wethouders gepresenteerd. In 2024 werd het projectplan officieel goedgekeurd, met de ambitie om circa 100.000 m² openbaar gebied duurzaam te herinrichten. Het plan omvat een nieuwe maatschappelijke voorziening met kindcentrum, betaalbare huur- en koopwoningen, commerciële voorzieningen, ruimte voor groen en diverse ontmoetingsplekken.
Duurzaamheid en sociale woningbouw
Hart van Griffioen heeft de ambitie om de duurzaamste wijk van Zeeland te worden. Het plan voorziet in de bouw van circa 250 woningen, waarvan een derde sociale huurwoningen, om te voldoen aan de grote vraag in de regio. Er wordt gebruikgemaakt van biobased en duurzame materialen uit de omgeving, en er is veel aandacht voor energiezuinig bouwen. Het project draagt bij aan de duurzame ontwikkelingsdoelen én aan de versterking van de sociale cohesie in de wijk.
Participatie en samenwerking
Het plan is tot stand gekomen in nauwe samenwerking met bewoners, scholen, woningcorporaties en andere partners. Dankzij talrijke participatiebijeenkomsten en wijkateliers is er een breed gedragen ontwerp ontstaan, dat de sociale en fysieke structuur van de wijk op een toekomstbestendige manier versterkt.
